Boiler Repair in Rotherham, South Yorkshire

Boiler repair is worth doing well before it is worth doing quickly, because the fault you can see is often not the fault that caused it. A pump replaced on a system full of sludge fails again within two winters. A pressure gauge topped up weekly is not a leak fixed, it is a leak ignored. We repair boilers across Rotherham, we publish what the common parts cost, and there is a free fix below that solves a good share of December callouts before we come out at all.

Try This First: the Frozen Condensate Pipe

Every modern condensing boiler drains acidic condensate through a small plastic pipe, and where that pipe runs outside it can freeze in a cold snap. The boiler detects the blockage and locks out. It looks like a serious failure and it is not one.

The symptom is specific: the boiler stops during or just after a hard frost, often overnight, and shows a fault code. You may hear a gurgling or bubbling from the unit before it cuts out.

The fix takes ten minutes. Find the white plastic pipe, usually 22mm, running from the bottom of the boiler through the wall and down to a drain outside. Pour warm water along its length, concentrating on the exposed section and any external bend. Use warm water from the tap, never boiling, because boiling water can crack the plastic and split a joint. Once thawed, reset the boiler at the control panel.

If it works, you have saved yourself a callout charge and we are glad. If it freezes again the following week, the pipe run needs lagging or rerouting, and that is a small job worth booking before next winter rather than repeating the thaw every cold night.

Common Faults and What They Cost

Prices below are for the part supplied and fitted on a standard domestic boiler. Diagnosis is included when we carry out the repair.

  • Expansion vessel: £160 to £280. The usual cause of pressure that will not hold and needs topping up repeatedly.
  • Diverter valve: £220 to £380. Classic symptom is heating that works while hot water does not, or hot water only when the heating is running.
  • Circulating pump: £240 to £420. Radiators cold or barely warm while the boiler itself fires normally.
  • Plate heat exchanger: £280 to £480. Hot water lukewarm or fluctuating between hot and cold in the shower.
  • Fan: £280 to £460. Boiler attempts to fire, fails and locks out, often with an audible whirring or grinding first.
  • Printed circuit board: £350 to £600. Intermittent behaviour, random lockouts, controls unresponsive.

Where a repair approaches a third of the cost of a new boiler and the unit is past ten years, we will say so plainly and give you both figures. That conversation belongs to you, not to us.

What the Symptoms Usually Mean

No heating and no hot water together generally points at the control board, the gas supply, a lockout condition or the pump. Heating without hot water, or the reverse, points at the diverter valve nine times out of ten. Pressure dropping steadily means either an expansion vessel that has lost its charge or a genuine leak somewhere in the circuit, and those are distinguished by testing rather than guessing. Radiators cold at the bottom while hot at the top is sludge in the panel rather than a boiler fault at all, and cold at the top with hot at the bottom is trapped air.

Kettling, that rumbling like a kettle coming to the boil, is scale or debris on the heat exchanger restricting flow. It is a warning rather than an emergency, and it usually means the system water needs attention rather than the appliance needing replacing.

When to Stop and Call Immediately

Some things are not repair questions. If you smell gas, do not touch any electrical switch. Open the windows, turn the supply off at the meter if you can reach it safely, leave the property and call the National Gas Emergency Service on 0800 111 999. They attend free of charge and at any hour.

Yellow or orange lazy flames instead of crisp blue, black sooty staining around the casing, persistent condensation on windows in the room housing the boiler, or a carbon monoxide alarm sounding all mean the appliance stays off until an engineer has seen it. Gas work in Great Britain is legally restricted to registered engineers, and you can check any engineer including ours in under a minute at Gas Safe Register before you let them touch anything.

Frequently Asked Questions

How quickly can you attend?

Same day wherever the diary allows, and we prioritise households with no heating and no hot water over routine work. In a cold snap the whole borough calls at once, so try the condensate fix above first, since a meaningful share of December lockouts are exactly that.

Do you charge for diagnosis?

The diagnostic charge is absorbed into the repair when you go ahead with it. If you decide against the repair, you pay the callout and nothing more, and you keep the diagnosis in writing to use elsewhere.

My boiler keeps losing pressure. Is that serious?

It is worth investigating rather than living with. Topping up weekly introduces fresh oxygenated water into the system every time, which accelerates corrosion and eventually costs you a heat exchanger. The underlying cause is usually an expansion vessel or a small leak, both of which are fixable.

Can you repair any make?

We work on all the mainstream domestic makes. The practical limit is parts rather than skill: once a manufacturer stops supporting a model, typically around ten years after production ends, a repairable fault becomes a replacement decision through no fault of anyone.

Should I take out a boiler cover plan?

Sometimes worth it, often not. Read what is excluded rather than what is included, check whether the plan covers the parts listed above or only the callout, and compare the annual premium against what a single repair actually costs. On a boiler under five years old still inside its manufacturer warranty, a plan frequently duplicates cover you already have.

Areas We Cover

Repairs across the borough, including Maltby, Wickersley, Dinnington, Rawmarsh and Brinsworth, plus Rotherham town centre, Masbrough, Herringthorpe, Moorgate, Broom, Greasbrough, Thrybergh, Bramley and Whiston.

If the repair turns out not to be worth doing, boiler replacement sets out the decision honestly. Boiler servicing is what prevents most of the faults on this page. For new work see boiler installation or combi boiler installation.
