Boiler Installation in Rotherham, South Yorkshire
Boiler installation is work that has to be done once and done properly, because everything that follows depends on it. A new unit fitted onto an old, unbalanced system with the wrong flow rate behind it will underperform from the first cold morning, and no amount of servicing afterwards will recover it. We fit combi, system and regular boilers across Rotherham and the surrounding towns, and we specify each one against the property rather than against a price list.
Rotherham Housing and What It Means for Your Boiler
Rotherham is a steel town before it is anything else. The Templeborough works once ran a mile of furnaces along the Don, and the melting shop that houses Magna today gives you the scale of it. That industry built the housing, and the housing is what we work in: red brick terraces along the Don and Rother valleys, interwar and post war semis pushed out towards Herringthorpe and Brinsworth, colliery estates at Maltby and Dinnington, and newer detached stock filling in around Wickersley and Bramley.
Three things follow from that mix. Older terraced and semi detached property in the borough frequently still runs an open vented system with a cylinder in the airing cupboard and a feed tank in the loft, and converting one of those to a sealed combi is a bigger job than swapping a boiler. A good number of houses still have a back boiler sitting behind the fire in the chimney breast, which needs removing rather than isolating. And decades of piecemeal upgrading means the pipework you find behind a wall is rarely the pipework the original installer put in.
None of that is a problem. It does mean the survey matters more than the quote, and any installer who prices your job over the phone without seeing the system is guessing.
Our Boiler Installation Process
Four stages, and you know the price before anything is disconnected.
- Survey and specification. We measure the incoming mains flow rate at the kitchen tap, count radiators and bathrooms, check the gas supply pipe is adequate for the appliance, and look at the flue route. Below roughly ten litres a minute, a combi will disappoint you no matter which brand goes on the wall.
- Fixed written quote. Itemised, with the make and model, the controls, the filter, the system clean and the removal of the old unit all listed separately. No day rates and no provisional sums.
- Installation. Most straight swaps are a single day. A conversion from a conventional system to a combi, or a back boiler removal, usually runs to two. You keep hot water overnight wherever the system allows it.
- Commissioning and handover. Flue gas analysis, system pressure set, controls programmed with you rather than at you, and the Building Regulations notification lodged so your compliance certificate arrives by post.
Boiler Installation Prices in Rotherham
Real figures, fitted and commissioned, with the old appliance removed and taken away. Your survey may move you within a band, but it will not move you between them without us telling you why.
- Combi for combi replacement: £1,800 to £2,800
- System boiler replacement: £2,200 to £3,400
- Regular boiler replacement: £2,000 to £3,200
- Conventional system converted to a combi: £2,800 to £4,200
- Back boiler removal and combi installation: £3,300 to £4,800
- First time central heating: £3,500 to £5,500
A chemical clean or power flush of the existing system sits between £350 and £650 depending on the number of radiators and the state of the water, and on an older circuit it is a condition of the manufacturer warranty rather than an upsell.
Frequently Asked Questions
How long does a boiler installation take?
A like for like swap in the same position is a day. Moving the boiler to a different room, converting from a cylinder system to a combi, or taking out a back boiler takes two days because there is pipework to run and making good to do.
Do I need to tell anyone the work has been done?
We notify it. Boiler installation is notifiable under Building Regulations Part L, and a registered installer files the notification on your behalf. You receive a compliance certificate afterwards, and you will need it when you sell the house, because a conveyancer will ask.
Is a bigger boiler better?
No, and it is the single most common specification error we see. An oversized boiler short cycles, firing and stopping repeatedly instead of running steadily, which wastes gas and wears the components. The output is calculated from the heat loss of your property, not from the size of the old unit.
Can you install if my gas supply pipe is undersized?
We can, but the supply has to be upgraded first and that is quoted separately. A modern combi draws considerably more gas than the appliance it replaces, and an installer who connects to an inadequate supply has fitted a boiler that will never reach its rated output.
How do I check an installer is genuine?
Ask for the registration number and check it yourself. Gas work in Great Britain is legally restricted to registered engineers, and the register at Gas Safe Register is searchable by name, business or postcode. It takes half a minute, it applies to us as much as to anyone else, and any installer reluctant to give you the number has told you something useful.
Areas We Cover
We work across the whole borough and the towns around it, including Maltby, Wickersley, Dinnington, Rawmarsh and Brinsworth, as well as Rotherham town centre, Herringthorpe, Broom, Moorgate, Masbrough, Greasbrough, Thrybergh, Bramley and Whiston.
Our Other Services
If you already know the shape of the job, go straight to it: combi boiler installation for conversions from a cylinder system or a back boiler, boiler replacement for a like for like swap of a failing unit, boiler repair if it has stopped rather than died, and boiler servicing for an annual service or a landlord gas safety record.
If you are not sure which of those you need, that is what the survey is for. Tell us the make of the current boiler, roughly how old it is and how many radiators and bathrooms the house has, and we will tell you honestly whether you are looking at a repair or a replacement before anybody comes out.
